Building in the Bushfire Management Overlay 

The BMO has been established within the state planning provisions to ensure development takes account of the recognised areas of higher bushfire risk.  If you are seeking to build in the BMO, you will generally need to have a Bushfire Management Statement prepared and submitted with your planning application.  Bushfire Management Statements include:

​

  • a Bushfire Hazard Landscape Assessment which describes the bushfire hazard of the area beyond 150m of the site, often out to many km.

​

  • a Bushfire Hazard Site Assessment including detailed analysis of the bushfire hazard within 150m of the proposed development.  A Bushfire Attack Level (BAL) assessment prepared in accordance with AS3959 Construction of Buildings in Bushfire Prone Areas and the requirements of the planning provisions.

 

  • a Bushfire Management Statement which describes how the proposed development responds to the requirements of all relevant bushfire planning clauses.

  • a Bushfire Management Plan, which details the bushfire protection measures to be adopted for your site.
